The Renters’ Rights Act changed how student houses are let from May 2026. Landlords can no longer take rent before you sign or ask for more than one month’s rent up front, and student tenancies must now be signed no earlier than six months before move-in. Here’s how we’ve kept booking simple:

Reserve now.
1. Pay a holding deposit of one week’s rent each, and the house comes off the market.
2. Sign in January. From 1 January, we’ll send your tenancy agreement. You sign and pay a £300 security deposit, which is protected in a government-approved scheme.
3. Move in from 1 July. Your first month’s rent is due, less your holding deposit. Rent is then paid monthly.
