1 The Viewing

Book a time and view the house with your friends.

2 Send and Sign

Send us your deposits, completed guarantor forms and sign the online tenancy agreement.

3 Check Check Sign!

We check your guarantor forms, do a credit check and sign the tenancy agreement. Sorted, the house is yours!

What's included

  • All Bills inclusive subject to 'fair use' policy specified in your contract.
  • Council tax exemptions sorted on your behalf.
  • Online maintenance system for fault reporting.
  • 5/6 bedroom houses include a clean of communal areas every 2 weeks.
  • 3 bedroom houses receive a communal clean at the end of each term.
  • Smart TV included in the living room.
  • All bedrooms have TV aerial ports.
  • Partially furnished Kitchen. Washing machine, Cooker, microwave, fridge freezer.
  • Deposit £300 per person held by a government approved 3rd party deposit scheme.
  • No administration charges.
  • Tenancy starts 1st July and runs for 12 months. A retainer is paid over the summer which is half rent for July and August. If any tenant decides to live at the house that tenant will pay normal rent over the summer.
  • Rent is either paid termly once loans/grants have been received or monthly with a Standing Order from Sept 1st.
What we require from the tenant
  • £300 Deposit. All deposits must be received before AST is finalised.
  • Signed joint AST contract for the house.
  • Parental guarantor form. This form states that in the event a tenant does not pay the rent the parents/guardians of that tenant agree to be liable for the outstanding rent of that tenant.
What to do once you have all agreed to take the property
  • The person conducting the viewing will give you the details of where you need to email over a full list of tenant names, email addresses and phone numbers.
  • Have deposits ready to send over, £300 per person.
  • Send the guarantor form you receive to your parents/guardians for them to fill in. This must be done before the landlord signs the final AST signature. It must also be sent back to us from your guarantor's email account.
  • Lookout for an email in your inbox from www.signable.co.uk which will contain your electronic AST which you will need to read and sign. When you receive the AST email click on the link. No one else will then receive the AST until you have signed it. The AST goes from tenant to tenant to sign, then finally back to the landlord to sign.
